Below are answers to common questions about DAC7 compliance and how it affects owners.
What are the consequences if the platform fails to provide HMRC with required information?
Every digital letting platform, including us, must submit accurate data about short-term rental owners. Failure to do so can lead to significant fines by HMRC. Please cooperate to help us remain compliant.
What types of income need to be reported?
HMRC refers to taxable amounts as “Consideration”. This includes any form of payment (cash, credits, cash equivalents) made to the owner. We are required to report the net amount (after fees, commissions, taxes) and detail any deductions. Reportable income is recognised on a cash basis, not accrual.
Does DAC7 apply to all property-owners using listing platforms?
Yes. Any property owner letting via a UK-operated digital platform (e.g. Sweetcombe, Airbnb, Booking.com, VRBO) must comply with DAC7 reporting.
If I live outside the UK, does this rule still affect me?
Yes. The rule applies regardless of where the owner or property is located, as long as the letting is through a UK-based digital platform. You’ll need to provide all relevant tax identifiers, including any international Tax Identification Numbers (TINs).
Are any types of accommodation exempt (e.g. glamping, yurts)?
No. All property types used for short-term letting (cottages, glamping pods, cabins, etc.) fall under the reporting requirement.
When will you submit my income disclosures to HMRC?
We will report income data annually. Each year’s figures are submitted by 31 January following the end of the calendar year.

What about joint ownership of a property?
If the contract is in joint names (e.g. Mr & Mrs), each individual must supply DAC7 information. You will have an option to select up to 4 owners to fill in all owners required details.
