Overview
The property overlooks the Exe Estuary with views towards Lympstone from the first and second floors. It is situated in a quiet tucked away area within just a few yards walk onto the estuary beach. This is an excellent spot at any time of the year for bird watching, water sports, walking or simply doing nothing but look at the view. The property is very well furnished in a modern style with co-ordinating colour schemes throughout.
The entrance hall leads into the modern kitchen and dining area with access to the enclosed patio area with patio furniture.
There is a small bedroom with bunk beds and a cloakroom with W.C also on the ground floor.
On the first floor, there is a sitting room with large window directly overlooking the Exe Estuary and door to balcony with estuary view, super for watching the sunset.
Also on the first floor is a twin bedroom and family bathroom with a walk in shower and WC.
On the second floor, there is the master bedroom with a double bed and magnificent estuary views with a balcony and en-suite shower room with W.C.
There is a further bedroom with a double bed also on the second floor.

On the eastern bank of the estuary of the River Exe, Exmouth has everything required for a relaxing break. It is a thriving coastal town with a nationally renowned RSPB bird sanctuary, long sandy beach, superb coastal walking along the South West Coast Path, close to Exeter and with much to do and see - this all contributes to the town's attraction. In addition to boat days, lazing on the beach or taking the ferry up the estuary or to Dawlish Warren nature reserve, there's always Otterton Mill, Bicton Park stately home and gardens, the Donkey Sanctuary at nearby Sidmouth, Woodbury Common, the cathedral city of Exeter, and the all absorbing Jurassic Coast with its famous fossil deposits stretching eastwards into Dorset. In terms of visitor attractions and coastal lifestyle you won't find much better than Exmouth.

By car: Exmouth: From the M5 motorway exit at Exeter follow the signs down the dual carriageway to Exmouth. This leads on the A376 road down into Exmouth. Topsham: From the M5 motorway exit at Exeter follow the signs down the dual carriageway to Exmouth & turn off at the roundabout for Topsham.
By bus: Exmouth & Topsham: From Exeter take route number 57 to Exmouth & Topsham. Approximately 1 hour.
By train: Exmouth has a central train station with good connections. Topsham has a small train station that has a direct line to Exmouth & Exeter with good connections.
By plane: The closest airport is Exeter International. Approximately 20 minutes.
