Exmouth Marina is one of the UK's most prestigious waterside developments within easy reach of the M5 motorway link at Exeter. Ideal for exploring the area, bird watching, sailing, cycling and lovely walks along the beach or estuary. There is a wide choice of places to eat, including  MickeysThe River Exe floating cafe &  The Point bar & Grill. The train station is also nearby for stress free days out along the Devon coast, or hop on a boat trip with  Stuart Line Cruises for a different view of the  Jurassic coast.

ACCOMMODATION:

The property is presented to the highest of standards with quality furnishings and newly decorated throughout.

Quality fitted luxury kitchen with dining area and large bi-fold doors opening onto south facing patio garden affording superb marina views.

Stairs lead to the first floor with a spacious sitting room with a smart TV and an attractive raised living flame electric fire and french doors opening onto the southerly facing balcony with unrivalled views across the marina.

Bedroom 1: first floor bedroom with a wardrobe, chest of drawers and Hypnos King size bed for a great nights sleep.

Bathroom 1: first floor good quality bathroom with a shower over the bath and WC.

Stairs lead to the second floor with three further bedrooms.

Bedroom 2: Master bedroom with king size hypnos bed, TV, and en-suite.

Bathroom 2: En-suite shower room and W.C.

Bedroom 3: second floor twin bedroom.

Bedroom 4: second floor single bedroom.  

At the marina side of the property there is a large enclosed sun patio area facing onto the marina in a south westerly direction with good quality garden furniture and a gate leading directly to the marina. 

Parking: Private parking for one car plus a secure garage for bikes and kayaks. There is a long stay car park located nearby on Camperdown Terrace for additional cars.

Electric vehicle charging point: Available at an additional charge, please contact Sweetcombe prior to your stay if this is required.

Please note this house is only suitable for those wishing for peace and quiet during their stay as this is a tranquil community.

By car: Exmouth: From the M5 motorway exit at Exeter follow the signs down the dual carriageway to Exmouth. This leads on the A376 road down into Exmouth. Topsham: From the M5 motorway exit at Exeter follow the signs down the dual carriageway to Exmouth & turn off at the roundabout for Topsham.

By bus: Exmouth & Topsham: From Exeter take route number 57 to Exmouth & Topsham. Approximately 1 hour.

By train: Exmouth has a central train station with good connections. Topsham has a small train station that has a direct line to Exmouth & Exeter with good connections.

By plane: The closest airport is Exeter International. Approximately 20 minutes.
