Downstairs, you'll find the back door opens into a spacious utility room with a washing machine-ideal for cleaning up after muddy countryside walks or a day out with the dog. The well-equipped kitchen caters to all your culinary needs, while the spacious dining room (in the original 18^th century part of the cottage) is perfect for family meals or romantic dinners. The beamed ceiling and electric fire add to the cosy feel. The bright and airy lounge is a welcoming retreat, complete with comfortable sofas, electric fire, a smart TV, and even a piano for a touch of musical charm, whilst enjoying stunning views across the Sid Valley. Also, on the ground floor, there is a shower room with WC.

Upstairs, the property boasts three inviting bedrooms. The master bedroom features a luxurious super king bed, a dressing room and an ensuite shower room with WC, all accompanied by breath-taking views. There is plenty of room for a travel cot and the dressing room even provides a desk in a quiet corner for those who might have to do a little working-from-home. The twin bedroom and single bedroom offer flexible sleeping arrangements for families or groups. Additionally, there's a third WC on this level.

Outside, the lawned garden is a true highlight, providing a serene space to unwind and enjoy a sunrise coffee or evening drink whilst taking in the panoramic vistas. You can watch the comings and goings along the East Devon Way which runs along the far side of the field and might even be treated to the church bells in the distance.
