The property is located on the edge of the River Exe overlooking fields with the cycle trail nearby. You are only a 20-minute walk to the train station, long sandy beach and shops. Whether it is a short break with friends or family get together this house is perfect for a break away between coast and country. Guests who enjoy bird watching, water sports, hiking and cycling will particularly enjoy staying here as this is all on the doorstep.

The spacious entrance hall has plenty of storage for coats and boots, along with a downstairs WC.

The living room has comfortable seating with triple aspect offering fabulous views over the fields and Exe estuary and patio doors leading onto the balcony. Central heating throughout.

The large modern kitchen has an island with plenty of storage space and dining area. 

There is also a separate dining room with sliding doors and views over the estuary.

A cosy smaller living room offers extra space for larger groups. 

On the first floor there are 4 bedrooms.

From the landing there is access to the balcony with views of the estuary. 

Outside there is a wraparound balcony with outside furniture overlooking the Exe Estuary along with pretty gardens with mature shrubs and area of lawn.

Parking: There is ample parking on the drive for 3 cars

Pets: 2 small dogs allowed.   

Guests can explore the  Jurassic Coast whilst enjoying stunning walks along The South West Coast Path. The Exe Estuary Trail offers brilliant bike rides and walking routes. Stuart Line CruisesThe Donkey Sanctuary and Crealy are all nearby for fun filled days with the kids. There are a wide range of activities nearby, from Paddleboarding and water skiing with Edge and Exewake to Golf at Exeter Golf & Country club. Exmouth, Sidmouth and the nearby local towns have a wealth of independent boutique shops, cafes and restaurants, including Otterton Mill and Lympstone Manor.

By car: Exmouth: From the M5 motorway exit at Exeter follow the signs down the dual carriageway to Exmouth. This leads on the A376 road down into Exmouth. Topsham: From the M5 motorway exit at Exeter follow the signs down the dual carriageway to Exmouth & turn off at the roundabout for Topsham.

By bus: Exmouth & Topsham: From Exeter take route number 57 to Exmouth & Topsham. Approximately 1 hour.

By train: Exmouth has a central train station with good connections. Topsham has a small train station that has a direct line to Exmouth & Exeter with good connections.

By plane: The closest airport is Exeter International. Approximately 20 minutes.
