Overview
It is spacious with comfortable furnishings and tasteful colour schemes throughout. The owners have given great care and attention to the presentation of this lovely holiday home. The mouth of the River Otter and beach is close by, and a short walk along Budleigh Salterton esplanade takes you to the local shops and restaurants of this lovely town. There is plenty to do in the area, the main attraction being the superb walks along the River Otter towards Otterton and beyond. The South West Coast Path is also close by.

A spacious living room with feature Victorian fireplace with living flame gas fire.
Dining area with a door leading to a well-equipped kitchen with French doors leading out into the garden.
There is a downstairs bathroom with Victorian claw foot bath, separate shower cubicle and W.C.
On the first floor there are two pretty bedrooms,
Bedroom 1: Double bedroom overlooking the garden with views towards the River Otter
Bedroom 2: A good-sized twin bedroom.
To the back of the property there is a lovely lawned garden with shrub borders.
There is a patio seating area with garden furniture and far reaching views across the River Otter and surrounding countryside.
Parking: There is unrestricted parking in the lane near the cottage. At the end of the lane there is Lime Kiln Long stay carpark and weekly tickets can be purchased at the machine
Guests can explore the surrounding Areas of Outstanding Natural Beauty with beautiful woodland and coastal walks along the South West Coast Path. There are National Trust Houses and Parks and Bicton Botanical Gardens to visit and the historical cities of Honiton and Exeter are close by. For the more adventurous there is cycling up the Exe Estuary Trail from Exmouth to Exeter, kite surfing and paddleboarding. There are many good local restaurants but for a special occasion there is Lympstone Manor and for something different The River Exe Cafe. The local area hosts festivals throught the year eg Budleigh Literay Festival, Sidmouth Jazz Festival and Donkey Week
